Upload the correct documents in the right format. Do not upload documents with an underscores or extra full stops in the filename. For example, 'file_name.pdf' or 'file.name.pdf.' Your application may not be submitted.
You will be told of any further payments that might need to be paid. If there are any, you will be able to make payments online as instructed.
Describing planning applications
The description of your proposal needs to be clear and precise. The quality of the description can impact any enforcement of planning conditions in the future.
Before we publicise your application, we will make sure the description is correct.
If changes to the description are needed, we will first discuss any revised wording with you or your agent.
Descriptions should identify the key parts of the proposal. It should not include irrelevant details. It should not set out a justification for the proposal.
Example of a description with irrelevant details:
"We want to build an extension to our kitchen."
Changed this to:
"Single storey extension to rear."
If you want to justify the proposal in more detail, attach a separate letter. If a description does not match a proposal, we will amend it before validating your application.
Types of planning permission applications
Here are examples of details to include in your application. The details vary with the type of application.
Reserved matters application for 50 dwellings. Approved by outline permission (enter outline reference). It requests a review of layout, scale, appearance, landscape, and access (delete as applicable).
An application on reserved matters for 28 dwellings. It seeks to consider the layout, scale, appearance, and landscaping. This is under outline approval 15/01039/MAO.
The description should clarify both existing and proposed use. It should include the relevant use class from the Town and Country Planning (Use Classes) Order 1987.
Details of these use classes can be found on the Planning Portal:
Change of use from solicitors’ office (A2) to hot food takeaway (A5) including flue and new shop front
Change the use of B2/B8 industrial units to a D2 health and fitness centre. This includes external changes including the parking.
Change of use of agricultural land to form domestic garden area.
If a proposal includes works to a listed building, the description should refer to any alterations or extensions that need listed building consent. Any internal demolition works that need listed building consent should also be specified:
Single storey extension to rear.
A single storey rear extension and new roof lights at the front and rear.
Internal alteration. Replace the staircase and remove a load-bearing wall.
External and internal changes. Replacement windows, new door and window openings, and a revised internal layout.
Applications to amend an existing planning permission
State the planning permission reference and the changes proposed:
Amendment to design of house type on Plot 1 (revised details to planning permission 16/01370/FUL)
Change of use, alteration, and extension of an agricultural building to form a dwelling. Also, to create a vehicle access (revised details to planning permission 16/00119/FUL).
Specify the relevant planning permission and the nature of the amendment(s) proposed.
Non-Material amendment to planning permission 16/01234/FUL. Add a first-floor obscure-glazed window on the side. Amend the pitched roof design of the single-storey rear extension.
